THIS 30 STORY TOWER IS A COMPLICATED MASSING IN RESPONSE TO ONGOING CONSTRUCTION AT THE TIME FOR THE REGIONAL CONNECTOR’S HISTORIC BROADWAY STATION AT 2ND STREET AND BROADWAY DIRECTLY BELOW THE BROADWAY SIDE OF THE SITE. HENCE, THE BULK OF THE BUILDING SHIFTS SOUTH TOWARD SPRING STREET. THE TOWER IS ADJACENT TO THE HISTORIC LA TIMES BUILDING GENERALLY KNOWN AS THE KAUFMAN BUILDING (1935). IT WAS SOLD IN 2016 AND WILL BE REPURPOSED AS PART OF A LARGE, MIXED-USE DEVELOPMENT. CONCEPTUALLY, THE DESIGN IS INDEBTED TO OMA’S DE ROTTERDAM PROJECT WHICH ITSELF IS HIGHLY INFLUENCED BY AMERICAN COMMERCIAL TOWERS FROM THE 1960S AND EARLIER. THE PROJECT INCLUDES 107 CONDOS, 534,000 SQUARE FEET OF OFFICE SPACE AND 7,200 SQUARE FEET OF GROUND-FLOOR SHOPS. CONDOS WITHIN THE SHIFTED MASSING ARE MOSTLY ONE- AND TWO-BEDROOMS, WITH ABOUT A DOZEN STUDIOS AND THREE-BEDROOMS EACH. THE RESIDENCES RANGE FROM 650 TO 1,630 SQUARE FEET. THE TOWER PROVIDES PARKING FOR 628 CARS. AN EXISTING PARKING LOT ON THE SOUTH SIDE OF THE PROPERTY WILL BE RETAINED FOR ADDITIONAL PUBLIC PARKING. THE PROJECT INCLUDES A PASEO TO CONNECT THE GARAGE WITH THE BROADWAY AND SPRING STREET SIDES OF THE PROJECT.
